Every edit to a furnished apartment's calendar is recorded with the date, the unit, the channel and the change made. Nothing is rebuilt from memory at month end.
The landlord report is drawn from that same record: nights sold, nights blocked, occupancy against the previous month, and the availability updates that shaped both. It is dispatched on the third business day after close, so the numbers you read are the numbers we worked from.
Sample report
Illustrative rows for a one-bedroom unit in Kyiv. The PDF statement and the CSV export carry the same fields, so your accountant reads one set of numbers.

Month-end report
The same four blocks appear in the same order every month, so a landlord can compare two periods line by line without re-reading the notes.
Occupied nights per apartment, counted from check-in to check-out and net of cancellations that land before the month closes.
Per listing, nightly count
Available nights that produced no booking, plus blocked nights for repairs, owner stays and seasonal holds kept out of pricing.
Calendar-linked, no estimates
Gross rent divided by nights sold, shown before the management fee and after any discount applied at booking.
Tabular figures, two decimals
Where each booking came from, with a plain note on rate changes, repairs or guest issues that moved performance during the month.

Cadence
Each reporting period closes on the last calendar day of the month. The landlord report is compiled from booking records and sent as a PDF to the address named in the management contract. No account, portal or password is issued, so nothing can be locked away from you.
Confirmed stays, cancellations and refunds are matched against the payout statement before anything leaves the office. Rows that do not tie are flagged in a note, not averaged away.
One email per apartment, with the report attached and the occupancy summary pasted in the body so it reads on a phone without opening anything.
Raise any line you disagree with inside five business days and we re-check it against the source booking. Corrections are issued as a revised PDF with the same reference number.
Reports stay on file for the length of the contract. Ask once and the full set is re-sent as a single archive within two working days.
What each report contains is listed under report contents; a completed example is shown in the sample report.
