Scope

Furnished apartment management, defined

We run the operational layer between your furnished apartment and the guests who stay in it. Listing preparation, property photography, availability updates, and occupancy reporting. Nothing beyond that scope is implied or sold.

Fees, contract terms, and what stays with the owner

Read this before signing. Every figure below appears in the management agreement, so the month-end invoice should never surprise you.

  1. 01 Fee

    How we charge

A management fee of 18% of gross booking value, billed only in months with at least one completed stay. Listing preparation is a one-off UAH 4,500, and standard photography of up to 25 edited frames is included in that fee.

    • 18% of gross bookings
    • UAH 4,500 setup, one-off
    • No fee in vacant months
  2. 02 Term

    Contract length and notice

The initial term is 12 months from the day the listing goes live. After that it rolls month to month. Either side may end it with 30 days written notice, effective at the close of a calendar month.

    • 12 months initial term
    • 30 days written notice
    • Month to month after year one
  3. 03 Cancellation

    Stopping mid-term

Setup and photography are not refundable once the listing and image set are delivered. Bookings already confirmed are honoured, and the final invoice is issued within 10 business days of the handover date.

    • Setup work non-refundable
    • Confirmed stays honoured
    • Final invoice in 10 days
  4. 04 Excluded

    Not covered by the fee

Registration of the rental activity, taxes, utilities, internet, cleaning supplies, insurance, and repairs above UAH 3,000 per incident. Legal advice and debt recovery are also outside scope.

    • Registration and taxes
    • Utilities and internet
    • Repairs above UAH 3,000
  5. 05 Owner

    What the owner keeps

You remain responsible for gas and electrical safety certificates, condominium or building permission for short stays, property insurance, the agreed furniture set, and setting the minimum nightly rate.

    • Safety certificates
    • Building permission
    • Insurance and furniture
  6. 06 Payment

    Invoicing and disputes

The invoice is issued within 5 business days of month end and is payable in 7 days by bank transfer in UAH. We operate as a single tax payer, so no VAT is added. Disputes are raised within 14 days.

    • Invoice in 5 business days
    • Net 7, bank transfer UAH
    • Queries within 14 days

We do not guarantee occupancy, booking volume, or income, and we are not an official Airbnb or Booking.com partner. Reporting figures describe past months only. The full list of owner duties sits in the owner checklist.

Owner duties

What stays with you before we take over

Our scope is operational: listing preparation, photography, availability updates and occupancy reporting. Registration, tax, safety and building compliance stay with the owner. They are listed here so nothing is assumed at signature.

  1. 01

    State registration and tax status

Your apartment must be registered for rental activity and you remain the taxpayer of record. We list the documents we request; we do not file on your behalf.

    Owner's obligation
  2. 02

    Monthly income declaration

Declare rental income in line with your registered status. We hand over a month-end income statement you can forward to your accountant.

    Month-end export
  3. 03

    Safety certificates and checks

Gas, electrical and smoke detector checks must be current before the first guest arrives, with copies held on file.

    Annual review
  4. 04

    Building rules and neighbour consent

Confirm that short stays are permitted in your building and share access, quiet-hours and waste rules with us in writing.

    Before listing
  5. 05

    Insurance for contents and guests

Contents and liability cover is arranged by the owner. Tell us the policy limits so the listing copy stays accurate.

    Owner's policy
  6. 06

    Data consent and photo permissions

Sign the processing consent for owner and guest data, plus permission to use the apartment photography in listings.
